Financial Management

Routine financial management includes:

  • Prepare the annual budget
  • Collect and record monthly fees
  • Deposit all funds collected into the association’s operating account
  • Reconcile all bank accounts
  • Maintain up to date unit account ledgers
  • Promptly notify unit owners of delinquencies
  • Oversee collection procedures for unit owner delinquencies
  • Assess late fees as required
  • Review and approve invoices
  • Record and disburse payment of approved expenses as determined by the Board

RMC Management’s staff provides general and routine services including carpentry, painting/staining, electrical, janitorial, and other services as needed.  RMC Management also offers these services directly to unit owners for work that is not the association’s responsibility.

Property Administration Services

  • Attend the Annual Meeting
  • Prepare election ballots and proxies
  • Assist the Board of the election process
  • Prepare and maintain meeting minutes as directed by the Board
  • Assist with the association’s attorney as needed
  • Correspond with unit owners, vendors, government officials, real estate professionals, and any other parties as required for the operation of the condominium
  • Prepare and distribute all Association-to-Unit Owner communication
  • Maintain a web page dedicated to the association that will provide property updates and a forum for unit owners to view account statement, make payments, and request services such as maintenance, 6(d) certificates, etc.
  • Respond to all unit owner telephone calls within 24 hours for non-emergency needs
  • Serve as the general liaison between unit owners and the Board
  • Monitor and enforce condo docs and rules and regulations under the direction of the Board of Trustees
  • Provide a 24 hour answer service for emergencies
